1. Who these terms are between

These terms cover garage clean-out, organization, and storage work performed by Good Garage Co. in Fort Smith and Northwest Arkansas. "We" and "us" mean Good Garage Co. "You" means the homeowner or authorized person requesting the work.

2. Pricing

• Cleanout Only: $497 flat for a standard 2-car garage.
• Car-Ready Garage Reset: $2,497 flat, which includes the clean-out plus the storage install (zone map, 1-2 overhead joist racks, wall shelving, pegboard or slatwall on one wall, and labeled bins).
• Everything else (three-car garages, custom cabinets, workbenches, floor coating prep, home gym builds) is quoted from photos in a written scope before scheduling.

The price in your written quote is the price for that scope. If you change the scope, we re-quote the change in writing and you approve it before we do the extra work. There is no hourly meter and there are no surprise dump fees on a quoted scope.

3. Deposit and balance

• Car-Ready Garage Reset: a 50% deposit ($1,248.50) books the day and comes off the total. The balance is due when you approve the finished garage.
• Cleanout Only: payment is due when the cleanout is finished.
• If you cancel: the deposit is refunded in full before we order materials or block the day for your install. Once materials for your reset are ordered, the deposit covers those materials.
• If we cannot perform the work as scoped, we refund the unused portion of what you have paid.

Card payments are processed by Stripe. We do not store card numbers.

4. Written scope, and what it covers

Your written scope names the work, the areas included, the schedule, and the price. For any rack, shelf, or overhead storage we install, that scope also names the mounting points and the load rating for the hardware. We confirm what each mounting point is anchored into before we drill.

Our own work is clean-out, hauling, cleaning, and surface-mounted storage installation. We do not perform electrical, gas, plumbing, or structural work, and we do not claim a license or a certificate of insurance we have not verified. When a project needs a trade, that trade is engaged and scoped separately.

Load limits are real limits. A rack installed to a written rating will hold what that rating says and no more, so storing something heavier than the rated load is outside the scope we installed and is not covered.

5. Weather windows

We do not run a full reset above roughly 90°F or below roughly 50°F, because anchors and install work both want a reasonable window. Cleanout-only work still goes ahead in that weather, and we reschedule the install side for a better one at no extra charge.

6. Sorting, donations, and disposal

We sort with you present where possible. You decide what stays and what goes. Usable items are donated first and the rest is disposed of lawfully. We do not dispose of hazardous or regulated materials (chemicals, fuel, paint, asbestos, medical waste) without a separate written arrangement, and we set aside anything you are unsure about rather than hauling it.

7. If something is not right

Tell us within 7 days of the work finishing. We will schedule a return visit and fix what is within the original scope at no additional cost. This is a workmanship commitment, not an open-ended promise to redo unrelated parts of the garage.

8. Liability

We take care with your property, protect floors and walls as we work, and photograph problem areas before we start. Report damage you believe we caused within 7 days and we will work it out with you in good faith. We are not responsible for pre-existing conditions, for items stored beyond a rated load, or for structural deficiencies in a mounting surface we disclosed in writing before installing.

9. Scheduling

Dates are held by the deposit. If we need to move a date, we tell you as soon as we know and offer the next available slot. If you need to move a date, give us as much notice as you can and we will move it once without a fee.

10. Quotes are good for 30 days

Written quotes hold their price for 30 days from the date we send them. After that, ask us to re-price it, because material costs move.
